Bed & Breakfast for Sale

Take a step back in time in the fully renovated 1899 home. From the beauty of its leaded cut glass windows, to the original woodwork and the restored hardwood floors. About The House

The Basement is finished, having two large bedrooms, each with walk-in closets and a smaller bedroom. All are carpeted. The bathroom/laundry room combination is good size with lots of ceramic tile work done and a glass block wall to separate the two. There is also a store room. All the rooms in the basement have good sized windows. There is an entrance/exit to the outside.

The Main Floor features a large entryway with its restored open staircase, original light fixture, porcelain tiled floor, leaded cut glass windows, a large bench/storage seat and the original glass front door and decorative screen door leading out onto the large, covered front porch.

The Dining Room has a beautifully restored hardwood floor, patterned in oak and pine wood. An antique light fixture adorns the main attraction in the room is a beautiful custom made twelve foot long solid top oak dining room table and matching high back chair set made especially for this room! This set, handcrafted by the Amish, is mission style with diamond shaped walnut inlays in the table and in the chairs, it is truly a breathtaking sight!

The Kitchen has custom made oak cabinets, which feature wanes coating fronts with replica antique black/gold drawer pulls and antique replica black glass pull knobs. The cabinets are richly stained in a medium walnut and a touch of mahogany to give them the aged look. The countertop is a dark charcoal Corian, holding an antique porcelain kitchen sink. The kitchen island is an antique "Candy-Bean" counter from an old country general store with glass front display windows and storage drawers in the back, and antique replica labeled pulls. This piece is quite the conversation piece! The ceiling has been covered with antique replica tin pattern style paper with the decorative antique style seven inch slanted wall ceiling molding trim. Two cedar beams run through the ceiling; great for hanging antiques and baskets! The kitchen features a patterned patterned oak hardwood floor with dark charcoal ceramic tile in front of the sliding doors that lead to the back deck.

The Appliances are the kitchen's main attraction. All are 1 1/2 years old and stainless steel. The dishwasher is a GE Profile, the refrigerator is an Artica side-by-side, a GE Advantium Convection Range/Microwave, and last, but not least, the commercial Viking range with its four gas burners and a griddle in the middle. It is truly a wonderful piece of cooking equipment!

The Living Room is good size, and has a patterned oak/pine floor as well. This room features a large bay window and it houses one of the home's original light fixtures, still beautifully intact.

The Main Sitting Room's main attraction is the bronze fireplace front with the original pale yellow brick tile encased around it and a beautiful two tiered, beveled mirrored mantel with side pillars. The Main Sitting Room also has one of the homes original and most unique light fixtures and a patterned oak/pine hardwood floor. The furniture is a beautiful, deep wine antique 3 pc. velvet parlor set complete with a couch, high back chair and low back chair. Truly a most fitting set for this room. The doorway to the back stairs is in this room. The fireplace is not useable, but could be made functional.

The Back Sitting Room is a cozy little room with a carpeted floor and papason furniture. With its garden motif in medium sage and a warm, dark lavender, this is a comfy, tranquil room for reading and relaxing.

The Main Floor Bathroom is just off the back sitting room. A full, useable bathroom with its darling 4 1/2 foot antique claw foot tub and porcelain sink that was incorporated into an antique dresser. The walls are encased in cedar halfway up and capped off with a chair rail. The bath is finished off with an antique light fixture that truly fits its surroundings.

The Upstairs - Guestrooms Floor - This floor has a total of five bedrooms. One room having a full, private bath and one with a half private bath. There is also a full shared bath and a laundry room. The bathrooms have ceramic tiled floors, antique clawed or skirted tubs with shower kits, antique trunks and other old pieces are among these baths to give them the feeling of times gone by. The bedrooms all have wide plank wood floors with area rugs. All the rooms have ceiling fans an three of the rooms have TV's. All of the bedrooms are furnished with new (1 year old) pillow top mattress sets, high quality sheet sets, down comforters and quilts to top them all ff. All of these beds, bedding, quilts, matching decor and room accessories would stay, including all window treatments.

The Blue Room is decorated in a French Blue and Cream Garden motif. The queen size bed is adorned with a one of a kind garden canopy made of antique porch posts. This room has a full private bath.

The Crimson & Cream Room is small, but quaint. This room has a half private bath and is furnished with an antique rod iron bed refinished in a rich cream color with matching quilts as window treatments, on the walls and on the bed. This is truly a cozy little country retreat.

The Americana Room features a queen size mattress nestled in an antique bed that has been aged in a flat black. Plied high with matching decorative pillows. This room is filled with rich colors of cream, navy and deep reds. The room holds an antique writing desk aged to match the bed.

Two Front Rustic Rooms - Each of these two rooms have three extra long twin beds. The rooms can be open to each other creating one big room or the old barn door can be closed to create two separate spaces. These two rooms feature bar board walls and rustic country decor. The beds are pillow top mattresses with down comforters and puffy rustic style quilted comforters. These rooms work great for traveling families, hunters, wedding parties, ect.

The Attic - The top floor of this wonderful home is 1500 sq. ft. of possibilities!  The unfinished attic, with its open space, would make an awesome honeymoon suite or an extra room or two! During the renovation pluming was ran to the attic for the possibility of a future bathroom.

Renovation

Renovation of the home included all new wiring, all new water and sewer lines were run, duct work for heating and cooling was installed. The hardwood floors refinished. The original woodwork on the main floor was not stripped off; it was repaired where needed and stained to match in. Then a high gloss varnish was applied to all the woodwork to ring back the original dark wood beauty.

The upstairs (Guestroom's floor) the woodwork is painted to match the decor of each room.

Three original SOLID BRASS antique light fixtures were refurbished. First all of them rewired, then all of them cleaned, polished and a protective clear coat applied. We also purchased seven more antique light fixtures for the home. All of them have new wiring as well. These fixtures are definitely unique and add a great deal of architectural beauty to the home.

We added two large bay windows: One in the living room and one in the dining room.

A set of new Peachtree brand sliding doors were put in the kitchen, and a new screen and storm door set were put in to the back basement door entrance/exit. All renovation projects have been done within the last two years.

The home is heated by a Heat Source 1 wood stove, which is an outside unit. This unit also has a natural gas line hooked up for gas heat. For complete system details go to www.heatsource1.com. This system is awesome! It heats our entire house by forced air with the thermostat set on a cozy 73 degrees or warmer. Our winter gas bills average $30 a month when using the wood heat. Wood for burning is more than plentiful in this area. There is a 80 gallon gas water heater that is 1 1/2 years old. The home is cooled by two 5 ton Tempstar units that are 1 year old. The highest utility bill in the hot summer months last year was $167. Electric bills range $70 to $90, water bills range from $27 to $45. Property taxes are $2100 per year.

This is a very quiet neighborhood within walking distance of our historic downtown and one of the elementary schools. The home sits on four spacious lots. Landscaping possibilities are endless! We have done some, adding in large limestone edged flowerbeds of perennial plants. To the east of the house the yard runs uphill, featuring a four foot high, large cut limestone retaining wall. With three more smaller limestone walls going up the hill creating three levels or tiers of yard. Each level has at least one, set of steps in them leading to the next tier. Again, endless landscaping possibilities. The yard is set up perfectly for a three tired lily pond.
